Hilo, HI inns and motels can fund room updates and FF&E without a mortgage: case goods, mattresses and movable bathroom storage can go on equipment financing, other movable room furnishings on a term loan, and linens on a credit line; fixed bath work is excluded. A refinance of the property is real estate lending, which this site does not arrange. Phasing the work keeps rooms open while it is done.
Room updates and FF&E for a Hilo, HI inn or motel: what each item is, funding outside the mortgage, phasing and records.
Room furniture, linens and movable bathroom storage
Room updates in a small inn or motel come in layers, and each layer behaves differently in a funding request. Case goods (the wooden furniture: bed frames, nightstands, dressers and desks) and mattresses are movable items with a resale value. Freestanding bathroom storage and accessories can be quoted separately from fixed plumbing and bathroom work, which are not funded. Sheets, towels and pillows wear out in a year or two and are a supply cost, closer to an operating bill than to equipment.
| Item | Cost per room | Cost for 12 rooms |
|---|---|---|
| Case goods: bed frame, nightstands, dresser and desk | $3,850 | $46,200 |
| Mattress and foundation | $1,240 | $14,880 |
| Freestanding bathroom vanity and movable accessories | $2,180 | $26,160 |
| Supplier delivery and setup for movable furnishings | $1,460 | $17,520 |
| Sheets, towels and pillows (a supply cost) | $385 | $4,620 |
| Total | $9,115 | $109,380 |
Small properties are a real part of the lodging trade here. In the 2023 County Business Patterns, Hawaii County, HI had 55 traveler accommodation establishments with paid staff (NAICS 7211), and 19 of them, or 34.5%, had fewer than five employees. A separate Census program, the 2024 Nonemployer Statistics, listed 243 traveler accommodation businesses in the county that had no paid employees. The hotel and motel funding page covers the property-side equipment, such as laundry machines and key card locks, that sits outside the rooms.
Funding outside the property mortgage
An inn that owns its building can be tempted to fold a room update into a new mortgage. A refinance of the property loan is real estate lending, which this site does not arrange. The alternative is to fund the update as a business project sized to the quotes, and to leave the mortgage, its rate and its schedule as they are.
Splitting the invented budget above by what each item is gives three pieces. Case goods and mattresses, $61,080 for 12 rooms, are equipment and can back their own payment: over 60 months at an invented 9.75% a year that is $1,290.27 a month and $77,416.20 across the term. Movable bathroom storage, accessories and supplier setup, $43,680, can be reviewed on a term loan; fixed plumbing, tile and paint are excluded. Its invented 11.5% schedule has 48 installments of $1,139.57, totaling $54,699.36. For the first four years the two schedules together draw $2,429.84 a month out of the inn’s room revenue.
The linens, $4,620 across the 12 rooms, are small enough to pay from cash or to draw on a business line of credit and repay within a few months, so they never sit on a five-year schedule. Every rate and term here is invented; a funding partner sets the real ones.
Phasing updates to keep rooms open
Rooms being furnished can be out of service while the supplier sets them up, and the payments on the movable furnishings start on the offer’s schedule. Working in phases keeps part of the inn selling while the rest is updated. In the invented plan, the 12 rooms are done 3 at a time in 4 phases, so 9 rooms stay open to guests during each phase.
| Phase | Rooms closed | Phase cost | Spent to date |
|---|---|---|---|
| Phase 1 | 3 | $27,345 | $27,345 |
| Phase 2 | 3 | $27,345 | $54,690 |
| Phase 3 | 3 | $27,345 | $82,035 |
| Phase 4 | 3 | $27,345 | $109,380 |
Phasing changes the request too. A partner can fund the whole project at once, with the inn holding the money for later phases, or it can fund the equipment as each delivery arrives. The second pattern starts each payment closer to the date the updated rooms begin to earn again. Ask the vendor whether the case goods can ship in phase lots at the same unit price; a per-room price that holds across four deliveries keeps the budget in the table honest.
Phasing also gives the inn a check before committing the full amount: if the first three rooms take longer or cost more than the quote, the plan for the next nine can change before more money is spent.
Operating records lenders review
An inn’s request is read against its operating record. A partner can ask for some or all of the following, and having them in one folder before the first call keeps the review moving:
- Twelve months of bank statements for the account the room revenue lands in
- Two annual returns for the business and its latest year-to-date profit and loss
- Monthly occupancy and average daily rate from the property management system
- Every vendor quote for the update, with the room count each one covers
- The phase schedule, showing how many rooms are closed at any one time
- A list of existing debts, the mortgage included, with balances and monthly payments
- For an inn that leases its building, the lease and any landlord consent the work needs
Occupancy and rate reports matter here because they connect the update to income: a partner can see what an open room has earned and judge what a closed one costs during the work. More owner-side planning notes for Hilo, HI businesses are collected on the blog index.
When the folder is ready, call (808) 649-6596 or use the request form to give the project amount and the room count. Sending that form does not count as applying for credit, though a partner may run a credit check once it reviews the request.
